PDC register or property management suite: two ways to track rent cheques in the UAE
In the UAE, tenants commonly pay rent with post‑dated cheques, so agencies need a reliable record of them. Software for this falls into two categories: a standalone PDC register, and the cheque module of a property management suite. This page explains what each category does, describes four suites as their vendors present them on their own websites, and gives a checklist to decide. ChequeMinder is in the first category, so we say so up front.
The two categories at a glance
| Standalone PDC register | Property management suite (cheque module) | |
|---|---|---|
| Main job | Track rent cheques: status, weekly deposits, bounces, replacements, landlord statements. | Run the whole agency: leases, accounting, maintenance, portals, reporting. Cheques are one module. |
| Where cheque records come from | Entered or imported, often from the agency's existing Excel or CSV file. | Usually generated from the tenancy contract or payment schedule inside the suite. |
| Accounting and bank | Stays separate from your ledger; your team marks deposits and clearings. | Typically linked to the suite's ledger; some vendors describe bank statement matching. |
| What it takes to start | Your current cheque file. | Setting up properties, leases and accounts in the suite. |
This table describes the categories in general. Individual products differ; see the vendor sections below and check with each vendor.
Category 1: a standalone PDC register
A register does one job. It holds every post‑dated cheque a tenant hands over, gives each one a status, and tells the team what to deposit and what has gone wrong. Many agencies start with a spreadsheet; you can use our free PDC register template (Excel, direct download, no form).
ChequeMinder
ChequeMinder is a PDC tracker for UAE property managers, typically with 100 to 300 units. It gives:
- a deposit list every Monday, grouped by the landlord's bank and beneficiary account, with a total per batch;
- one status per cheque: received, deposited, cleared, bounced or replaced;
- replacement cheques linked to the bounced one, so rent is counted once in totals and statements;
- landlord statements per landlord and per month, cheque by cheque;
- an internal renewal alert at 120 days, and WhatsApp reminder messages in one click;
- import from Excel or CSV, a log of every change and a full CSV export at any time.
What it does not do: ChequeMinder is not a full property management suite. It does not connect to your bank, Ejari or any payment system, and it never holds funds. Your team marks deposits and clearings in one click. Details and pricing are on the ChequeMinder page.
Category 2: the cheque module of a property management suite
The four products below are property management suites that describe cheque or PDC features for the UAE on their own websites. Each description uses only what the vendor states on its own public website, with the page and the date we read it. We have not tested these products. Features and offers change, so check with the vendor before you decide.
TenancyPlus
TenancyPlus presents itself as property management software for the UAE, with PDC cheque management as one of its solutions alongside tenancy contracts, rental accounting and maintenance management. Its PDC page describes logging cheques at lease signing with details and a scan, deposit reminders, bounce handling (logging the return, a tenant notification letter, bank charges and penalties, replacement tracking), matching deposits against an uploaded bank statement, and a PDC schedule view for landlords in its owner portal. It also describes mobile cheque capture. (Source: tenancyplus.com/pdc-cheque-management-software-uae, accessed 24 October 2026.) Its homepage lists "Post-dated cheque tracking and reminders" under Finance & Cheque Management, and states support in English and Arabic. (Source: tenancyplus.com, accessed 24 October 2026.)
Aqari
Aqari's cheque management page describes a PDC register where each cheque is logged with number, bank, due date and amount and linked to its contract, tenant and ledger entry. It describes deposit scheduling, recording returned cheques with reasons and configurable return fees, an audit trail of status changes, clearance posting to the ledger, mixed payment modes per contract, and pending, cleared and returned cheque summaries in owner statements. The same page presents Aqari as helping UAE real estate teams manage leasing, contracts, collections, accounting, operations and reporting from one place, and offers a free trial. (Source: aqari.cloud/cheque-management.html, accessed 24 October 2026.) Its homepage describes an Arabic and English interface with right‑to‑left layout, and modules beyond property management, such as maintenance and contracting. ADDA
ADDA describes cheque management as part of ADDA Rental Manager, alongside lease and contract management, landlord reports and a tenant helpdesk, and states that it is not sold separately. Cheques are created from the tenancy contract's payment schedule and tracked as received, deposited, cleared, bounced, replaced or escalated, with the bounce reason, penalty and replacement held against the cheque record. The same page describes closing a whole bank run in one action, updating every deposited cheque in a single step, and states that pricing depends on portfolio size and is quoted. IRM365
IRM365 describes itself as a real estate operating platform for UAE teams, covering CRM, campaigns, leases, inventory, finance, reports and approvals. In its finance module, cheque receipts dated in the future become PDCs automatically and stay pending until they are cleared, bounced, withdrawn, voided or replaced, with linked records recalculated; PDCs can be filtered by customer, bank, date range, status, amount and agreement. (Source: irm365.com/features/finance-collections, accessed 24 October 2026.) Its UAE page describes lead capture from property portals, MOU generation, PDC tracking against installments, and an English and Arabic interface with right‑to‑left layout. How to choose: a short checklist
- Where do your leases and accounts live today? If you already use accounting and lease tools you are happy with, and the gap is the cheque file, a register may be enough. If you want to move everything into one system, look at suites.
- Who maintains the record? A suite needs properties, leases and accounts set up first. A register starts from your current cheque file.
- Do you need bank or ledger links? Some suites describe ledger posting or bank statement matching. A register like ChequeMinder does not connect to your bank.
- Which language does your team work in? Check each product's interface and support languages directly.
- Walk through a typical week first. Whatever you choose, check in a demo or trial how it handles a deposit run, a bounced cheque and a landlord statement before committing.
Questions
What is the difference between a PDC register and a property management suite?
A PDC register does one job: it records each post-dated rent cheque and its status, and lists what to deposit. A property management suite covers leases, accounting, maintenance and more, and tracks cheques as one module inside that system, usually created from the lease payment schedule and linked to the ledger.
Do I need a full property management suite just to track rent cheques?
Not necessarily. If your leases and accounting already live in other tools and the gap is the cheque file itself, a register may be enough. If you want leases, ledger, bank reconciliation and owner reporting in one system, a suite's cheque module is designed for that. The checklist on this page helps you decide.
Does ChequeMinder connect to banks or Ejari?
No. ChequeMinder does not connect to your bank, Ejari or any payment system, and it never holds funds. Your team marks deposits and clearings in one click. It is not a full property management suite.
Is there a free spreadsheet to start a PDC register?
Yes. The ChequeMinder team publishes a PDC register template in Excel with a days-to-due column and highlighting for upcoming and overdue cheques. It is a direct download, with no form to fill in.
